Three Parcels on the White River

Ten Miles West of Meeker and across the White River from Colorado Highway 64.

Lot 2-A and 2-B of the Parker Minor Subdivision is two 19.5 acre Parcels.  The eastern 2/3 of each lot is irrigated hay meadow with the White River on their east boundary.  The river fishing is good.  On the east side of the river these parcels border BLM land.  This is public land, which crosses Highway 64 and stretches for miles to the north.  The hunting on this BLM land is very good.  There's also BLM land and Colorado Division of Wildlife land to the south of the White River Rancho Estates.  A person can walk, drive, ride a horse or snowmobile from these lots into miles of public land to the north, south, east and west.  The western 1/3 of the property is higher ground, above the meadow, where there are great home sites and barn/shop/corral sites.  These two lots were lot 2 of the White River Rancho Estates, 39 acres, which the owner recently had split in half the long way, east to west.

The price of each 19.5 acre lot is $129,000.00.    2007 Property Taxes were $133.72 for the 39 acres.

Lot 1-B of the Parker Minor Subdivision is the south half of Lot 1 of the White River Rancho EstatesThis lot has 19.62 acres and has about 324 feet of river.  This parcel also borders BLM land on it's east, across the river.  The irrigated meadow is about 2/3's of the property.  From west to east the lot is 2,631.94 feet long, with the east boundary mostly on the far side of the river.

The price of Lot 1-B is $129,000.00.  2007 Property Taxes were $684.04.

Pictures above are taken from the bluff edge, facing southwest, showing the lot's high ground.  The mountains in the background are public land.

The two pictures above are taken from the edge of the bluff, facing northeast, with the meadow and river down below.  The old log cabin is a homestead site. The white post is on the dividing line between lot 1-B on the left and lot 2 on the right.  The mountains in the background are BLM land.  Highway 64 is just above the river, at the base of those mountains.

Lot 2 has recently been split the long way into two halves, like lot 1 was.  Lot 2 can still be purchased as one 39 acre lot for $220,000.00, or each half for $129,000.00.
