Eight miles east of Meeker off of County Road 6. Twenty one 35 acre parcels of rolling hills which are currently farm land. The developer has built a private road through the estates providing access to the lots on either side of the road. The road ends at the south side of the development where it borders the Colorado Division of Wildlife's - 6,000 acre Oak Ridge Wildlife Area, where there is very good Elk and Mule Deer hunting, accessed by foot or horseback only. Electricity and telephone lines have been buried along the road, providing these utilities for each lot. Lot owners will need to have the parcel rezoned from agricultural to rural residential before they will be issued a building permit by the county. For domestic water the buyer will need to have a well drilled, or put in a cistern and haul water from Meeker, which some of the owners do because the well water (especially in the northern lots, from parcel 1 through parcel 6) is high in sulfates, nitrates and minerals and will need to be cleaned up with a reverse osmosis system to be potable. The southern lots, parcels 9 through 21, have better water, based on the report from the well on lot 9, which is low in sulfates, nitrates, and hardness, although high in sodium, fluoride and total dissolved solids. |
A septic system will need to be installed for domestic sewage on each parcel.
