71 Acres of Excellent Hunting and Vacation Property

Located about 11 miles northeast of Meeker, on County Road 15, the Thornburgh Road.

This property is bordered on the north and south by BLM property (public land), on the west by private land, and on the east by the county road.  A driveway leads through a gate into the property from the county road and the access road runs to the west into a beautiful secluded grassy valley with a small pond which is spring fed.  There are hills surrounding the valley with elk and mule deer trails leading up into the surrounding land.

The Colorado Division of Wildlife - Jensen State Wildlife Area is just northwest of the property, bordering the BLM land.  A person can walk from this property into thousands of acres of public land, with great hunting, hiking, horseback riding and wildlife watching.  The property is in game unit 23.

The left picture above is up on top of the ridge facing south and the picture on the right is facing north. The valley is to the east and the property extends on past the fence to the west for a ways. The fence runs along the ridge line, mostly running north and south, and is a convenience fence to keep cattle from going down into the valley.

The picture above is taken from the top of the ridge facing west. The lake in the bottom is on County Road 30.  Most of the land to the west and north of the lake is DOW - Jensen Wildlife Area.

Power and phone lines run along the county road, on the eastern border of the property.  There is good well water in this part of the county, so domestic water is not a problem, and there is a strong possibility that the spring can be developed for that purpose.

There are several very nice home or cabin sites on the property.  The land is covered with sage brush, service berry bushes, and lots of oak brush (Gambrel Oak) on the hillsides and side valleys.

White River National Forest access is only a couple of miles to the north, off of County Road 15, at Yellow Jacket Pass.  Coal Creek is just across the county road from this property.  There is good fishing in Coal Creek, although most of it flows through private property.  You just need to make friends with the neighbors and great fishing is within walking distance of the property.

County Road 15 is a year around county maintained gravel road.  This is a back way between Meeker and Craig.
